    R15bn Westown Development Shifts to Residential Living

    Kaleido brings large-scale residential living to KZN’s City of the West

    The next phase of Westown’s R15 billion smart city development in KwaZulu-Natal’s Outer West will place residential living at the centre of the precinct’s long-term growth strategy, with Kaleido emerging as the pivotal offering set to anchor the community.

    Following the opening of Westown Square in March 2025, which introduced a 48,500 square metre retail and lifestyle destination to the region, the focus now shifts decisively toward establishing a permanent residential population within the precinct. Kaleido forms the core of this strategy, positioning itself not merely as another sectional title development, but as the residential catalyst that will drive vibrancy, economic activity and long-term value across Westown.

    Kaleido will comprise of 326 contemporary condominiums ranging from one- to four-bedroom units, with prices starting from R880,000 to R4.5 million. The development officially launches to the public on 14 March 2026. Market appetite has already proven strong, with close to 3,000 prospective buyers registering interest ahead of the first release of 116 units.

    Unlike traditional standalone residential estates, Kaleido has been designed as an integrated urban living environment embedded within a broader mixed-use ecosystem. Residents will live within walking distance of retail, dining, healthcare and entertainment facilities, reducing reliance on long daily commutes and reinforcing the precinct’s vision of a connected, car-light neighbourhood. “Kaleido is the residential heartbeat of Westown,” said Carlos Correia, CEO of Fundamentum. “It is the component that converts a successful retail and commercial precinct into a living, breathing urban community. Without residents, a smart city remains conceptual. Kaleido makes it real.”

    Each apartment is designed for modern lock-up-and-go living and includes gas hobs, fibre connectivity, backup water and contemporary architecture that prioritises light, privacy and efficient use of space. Lifestyle amenities will include a clubhouse, swimming pool, landscaped courtyards, concierge services and state-of-the-art security with gyms, padel courts and more within the area. The development is both pet-friendly and bicycle-friendly, reinforcing its focus on active, community-oriented living.

    The residential launch is supported by substantial infrastructure already delivered across the precinct. Kassier Road has been upgraded into a four- to six-lane arterial route linking directly to the N3 and M13 highways. Developer-funded bulk infrastructure includes a dedicated wastewater treatment plant, water purification systems with boreholes and reservoirs, and a 3.2 megawatt solar installation integrated with gas networks to enhance energy resilience.

    Jan Jansen Van Vuuren, Development Manager for Kaleido, explains that Kaleido represents a strategic inflection point for the Outer West. “This is not simply about selling apartments. It is about establishing a residential base that underpins long-term economic sustainability. Kaleido will attract professionals, families and investors who want to participate in the growth of a new urban node rather than commute into established ones.”

    According to Jansen Van Vuuren, residents will also benefit from immediate access to Westown Square’s piazza and amphitheatre, which host free community events, along with a wide mix of national retailers, restaurants and banking institutions. Plans for a 100-bed private hospital, due to break ground this year, within the precinct are expected to also further enhance the appeal of living within this new development.

    As a catalytic large-scale residential component within Westown, Kaleido is set to play a defining role in shaping the identity of the precinct. With infrastructure in place and commercial activity already established, the introduction of a permanent residential community signals the transition from development vision to fully realised smart city living in Upper Highway.
